This letter reflects comments to be addressed. Facilitate a shorter back check time: provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. Provide a response letter on separate file with submitting the updated construction plan set. SITE PLAN: 1. Indicate the location and size of buildings and utility lines, R106.1.1. Show the location of an overhead electric line and gas pipe if existing. Identify any utility lines requiring upgrade or replacement. PLANS: 1. Replace S1.3 detail references at Section C on sheet S1.3 with S1.4. SECTIONS - DETAILS: 1 Show the wall assembly with a 6” clearance above the ground, R317.1 item 5. Stucco may extend to 4” above grade. Update detail #1 on sheet S1.1. 2 Show garage opening narrow panels with fastening details using a prescriptive method at Figure R602.10.6.2, R602.10.6.3 or R602.10.6.4. 3 Specify all ledgers connected to masonry walls with 3x material, Figure R606.11 (1). Update detail #9 on sheet S1.4. 4 Identify all fasteners for wind loading compliance. Show roof (uplift resistance) fasteners (H2.5) with appropriate uplift capacity, R802.11 amended. ELECTRICAL PLANS: 1. A receptacle is required at each vehicle bay not more than 5.5 feet above the floor, E3901.9. | 12/31/2024 | Site Zoning | REQUIRES RESUBMIT | PDSD TRANSMITTAL FROM: Fernando García Planning & Development Services Department – Zoning Review Section PROJECT: TC-RES-1124-06874 – Residential Building 6076 e 21st St, Tucson, AZ 85711 Building Plan Review (1st Review) TRANSMITTAL DATE: December 31, 2024 This site is located in the R-1 zone (UDC 4.7.8). A detached single-family dwelling is a permitted use in this zone. 1. (Comment) The dimensions of the existing single-family residence on the provided site plan do not appear to match the existing home as determined by reviewing both aerial imagery and a finalized bedroom addition permit (TC-RES-0723-06782) from 2023. 2. (Comment) Provide height measures to top of wall and top of building in accordance with UDC Section 6.4.4.A (building height) and 6.4.5.B (wall height) on the building elevations. Ensure height measurement is from design grade. 3. (Comment) Provide complete elevation drawings for the residential additions, including from the front of the covered porches and each side of the garage. 4. (Comment) In an R-1 zone, the minimum required side and rear yard setback when abutting another residential zone is 6’ or 2/3 the height of the building wall, whichever is greater. Along the western property line only 3’ 7” is shown from the west side covered porch. Along the eastern property line only 4’ 0” is shown from the east side covered porch and 3’ 0” is shown from the garage. When an R-1 zone abuts a non-residential use, and it does in this case since the property to the south is commercial, the minimum required setback is 10’ or ¾ the building wall height, whichever is greater. Only 5’ 0” is shown from the garage. A Design Development Option (DDO) is required to allow reduced setbacks before Site Zoning can provide final approval for this permit.
