Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance.

Provide a response letter addressing each comment with location of change on the plans. Submit separate letter and plan set files.

SITE PLAN:

1. Show the location and size of buildings, utility meters and gas, water, electric and sewer or septic lines from property line to building, R106.1.1. Identify the utility lines requiring upgrade or replacement.

PLANS:

1. Provide a Roof Framing Plan with dimensions showing the beams sized for supporting live and dead structural loads (Table R602.7(3)) or provide an engineer’s calculation, design, and seal for a performance design when minimum sizes are not code compliant with the IRC, R301.1. Update the 4x6 porch beams to 4x8 or two 2x8.

SECTIONS - DETAILS:

1. Show exterior footings at least 12” below the undisturbed ground surface, R403.1.4. Update the sectiopnview on sheet 2.

MECHANICAL PLANS:

1. Provide heating facilities in all habitable rooms (dining room), R303.9. (Mini split, extend duct from a central HVAC or an electrical base board heater)

ELECTRICAL PLANS:

1. Show receptacle outlets at wall spaces 2’ or more with no wall point (exclude door openings) more than 6’ from a receptacle outlet, E3901.2.

This site is located in the R-1 zone (UDC 4.7.8). A detached single-family dwelling is a permitted use in this zone.

1. (Comment) The lot dimensions on the submitted site plan are incorrect. The correct dimensions are available on the Pima County Assessor’s Parcel Map at: https://www.asr.pima.gov/ParcelData/Map/Arm/MP12/M12050_B36.PDF. This lot is #19.

2. (Comment) Provide east and west elevation drawings for the addition.

3. (Comment) On building elevations, provide height to top of wall as measure from design grade per UDC Section 6.4.5.B.

4. (Comment) Provide dimensions and setback distances from each of the detached accessory structures (sheds) to the adjacent property line.

Provide setback distances between the storage structures and the dwelling.

5. (Comment) Lot coverage calculations should include vehicular use areas, as well as the residence and any accessory structures. Lot coverage does not include patios or balconies. Please separate these within the area calculations and do not include them in the overall lot coverage calculation.

6. (Comment) In an R-1 zone, detached accessory structures have a minimum required setback distance of 6’ or 2/3 the height of the structure’s wall height (whichever is greater). It appears that multiple detached accessory structures are set within the setback area.

These structures can be placed all the way to the lot with a signed neighbor waiver. Place a signed version of this waiver on the next site plan for each neighbor.
