Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes.

Provide a response letter on separate file when submitting the updated construction plan set.

Provide a clear and concise construction plan set. Review the sample drawings for a wooden patio cover which are similar to the Porch Sample. Sample plans are available at https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Residential-Permits

SITE PLAN:

1. Indicate the location of the proposed building and existing overhead electrical line, R106.1.1. Show the utility lines requiring relocation.

STRUCTURAL PLANS:

1. Show the size and location of each support footing, R106.1.1.
2. Provide a Roof Framing Plan showing the beams sized for supporting live and dead structural loads (Table R602.7(3)) or provide an engineer’s calculation, design, and seal for a performance design when minimum sizes are not code compliant with the IRC, R301.1.
3. Provide a Roof Framing Plan showing the rafters sized for supporting live and dead structural loads (Table R802.4.1(1)) or provide an engineer’s calculation, design, and seal for a performance design when minimum sizes are not code compliant with the IRC, R301.1.

SECTIONS - DETAILS:

1 Show the minimum 12”x12” by 12” deep #4 reinforced footing in undisturbed ground supporting each post with 1” gap post base hardware, R403.1.
2 Show a complete cross-section detail with post to foundation fasteners, R407.3 & R507.4.1.
3 Provide structural roof sheathing size and fastening in compliance with Table R602.3 (1).
4 Show roof sheathing and fastening in compliance with Table R602.3 (1) or note open joist without sheathing loads.
5 Note the location and size of ledger anchorage to a load bearing wall, R606.11. Remove any stucco behind the ledger.
6 Identify all fasteners for wind loading compliance. Show roof (uplift resistance) fasteners (H2.5) with appropriate uplift capacity, R802.11 amended.

ELECTRICAL PLANS:

1. Show any electrical alterations.
2. The overhead service conductor over the proposed building requires an 8’ clearance above the roof, E3604.2.1. Check with TEP customer service for service line options. https://www.tep.com/electric-service-requirements

This site is located in the R-2 zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10.

Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed.
