12/31/2024 | Site Zoning | REQUIRES RESUBMIT | PDSD TRANSMITTAL FROM: Fernando García Planning & Development Services Department – Zoning Review Section PROJECT: TC-RES-1124-06788 – Residential Building (Garage w/Basement) 5837 E Rosewood St, Tucson, AZ 85711 Building Plan Review (1st Review) TRANSMITTAL DATE: December 31, 2024 This site is located in the R-1 zone (UDC 4.7.8). A detached single-family dwelling is a permitted use in this zone. 1. (Comment) See comments from Site Engineering about the floodplain and permissibility of a basement. Site Zoning approval cannot be granted for a basement without concurrence from Site Engineering. 2. (Comment) Aerial imagery from shows a rear porch extension that appears between 2012 and 2014 for which no permit could be found. Provide proof of permit or include this porch in this permit. Draw, dimension, and label this extension on the site plan, to include height of structure. No permit was found for the two structures in the rear yard shown on the site plan and the property record card indicates there are not original to the house. Please provide proof of permit. 3. (Comment) Two sun shades appear in the rear yard and are not depicted on the site plan. Draw, dimension, and label these shades to include them in this permit. Include height. 4. (Comment) The site plan proposes a breezeway connection between the garage and the principal dwelling. This breezeway must be at least 5’ in width and hold a 20 lb-live load to count for the garage to count as “attached” to the principal dwelling. Otherwise, a detached accessory structure (i.e., a detached garage) is not permitted in the front yard setback. 5. (Comment) Label height from design grade to both top of wall and to top of building on the elevation drawings. See UDC Section 6.4.4.A. (top of building) and 6.4.5.B. (top of wall) for guidance on proper measurement. 6. (Comment) Per UDC Section 6.4.5.C.1.a, “for single-family and duplex development, the minimum required front street perimeter yard is 20’ measured from the street property line.” The submitted site plan proposes 7’ 1 7/8”. UDC Section 6.4.5.C.1.c. allows for the front street perimeter yard to be reduced from 20’ to 18’ with an approved Design Development Option (DDO). For information about the DDO, including an application, please contact Georgia Pennington directly at georgia.pennington@tucsonaz.gov or 520-837-6311. To reduce the front street perimeter below 18’, a Board of Adjustment variance would be required. To discuss this option, please also reach out to Georgia Pennington at the contact information provided above. 7. (Comment) In an R-1 zone, the side and rear minimum setback distances are 6’ or 2/3 the height of the building wall. Full wall height dimensions were not provided on the west elevation drawing, but it appears that the minimum 6’ setback is not met. 4’ 4” is shown. A DDO, as described in Comment 6, would be required to reduce the side setback. 8. (Comment) Provide setbacks for all structures on the site plan to the adjoining property line. 9. (Comment) The ramada does not count toward lot coverage. Please remove and recalculate. 10. (Comment) Draw, dimension, and label the fence on the site plan. Indicate height. 12. See file i-835_019.tif. 13. (Comment) Final Site Zoning approval of this permit cannot be granted until any required DDO or Board of Adjustment variance is approved.
