This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. Provide a response letter addressing each comment with location of change on the plans. Submit separate letter and plan set files. SITE PLAN: 1. Clarify the location of keynote G, R106.1.1. 2. An overhead service conductor may not pass over the proposed building without an 8-foot clearance above the roof, E3604.2.1. Check with TEP customer service for feasible service line options if passing over the roof. https://www.tep.com/electric-service-requirements. The service panel should be located at the proposed building close to the service transformer. ELECTRICAL PLANS: 1. Combine the notes on the two sheet 5’s into one electrical sheet. 2. Specify high-efficacy lamps for at least 90% of all lighting fixtures, N1104.1. Update note #17. 3. Show two or more 2O AMP small appliance circuits at the kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room, but not other locations, E3703.2 and E3901.3. 4. Show receptacle outlets at wall spaces 2’ or more with no wall point (exclude door openings) more than 6’ from a receptacle outlet, E3901.2. OUTDOOR LIGHTING CODE 1. A detached single-family dwelling is a permitted use in this zone. 1. (Comment) Provide setback distances for all structures to the adjoining property lines. 2. (Comment) Per aerial imagery, the structures labeled “canopy” and “garage” on the site plan appears to be located on the lot line. They do not appear to be correctly placed on the site plan. 3. (Comment) Aerial imagery from 2024 shows a structure (potentially a shed, tent, carport, or ramada) located along the eastern property line between the side porch and the garage. No permit was found for this structure. If this structure is still present, include on the site plan and provide dimensions and height. If not, then indicate that it is no longer present or will be demolished as part of this project. 4. (Comment) Aerial imagery shows a shade cloth in the front yard setback along the eastern property line. If this shade is still present, include it on the site plan and provide dimensions, including setbacks. If not, then indicate that it is n longer present or will be demolished as part of this project. 5. (Comment) Aerial and ground imagery shows a sheet metal barrier or fence or wall of some type in the front yard for which no permit could be found. If this fence/wall is still present, include it on the site plan and provide dimensions, including setback distance to the street. If not, then indicate that it is no longer present or will be demolished as part of this project. 6. (Comment) Draw, dimension, and label all structures on the property. 7. (Comment) Lot coverage calculations are incorrect. Lot coverage does not include patios or porches. Remove these from the lot coverage calculation, but list separately. 8. (Comment) Draw, dimension, and label half street right-of-way to include travel lane and curb.
