This site is located in the RX-2 zone (UDC 4.7.7). Two single-family residences (SFRs) are NOT a permitted use in this zone (Table 4.8-1 & 6.3-1.A).

Per UDC Table 6.3-4.A Two single-family residences (SFRs) are not a permitted use in the RX-2 zone. This site could be developed as a single-family residence (SFR) with an accessory dwelling unit (ADU) as long as all requirements of Use Specific Standards 4.9.7.B.6, 8, & 9 and 6.6.3 are met.

1. Comment: Previous comment 1a and 1b not addressed. Two single-family residences are not permitted in the RX-2 zone. At a minimum, a Board of Adjustment Variance will be required for the 2nd dwelling unit and a rezoning may be required. Please contact Mark Castro at Mark.Castro@tucsonaz.gov to determine what process will be required.
2. Comment: If you wish to proceed with the project as an Accessory Dwelling Unit (ADU), clearly demonstrate the requirements of UDC Article 6.6.3.B.5 are met. An accessory dwelling unit is limited to 75% of the gross floor area of the principal dwelling, not to exceed 1,000 square feet of gross floor area . An accessory dwelling unit may be up to 650 square feet of gross floor area , regardless of the size of principal dwelling, are met. If the proposed ADU exceeds the allowed 1,000 square feet a Board of Adjustment for Variance will need to be submitted and approved prior to approval of this permit.
3. Comment: Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted.
