01/07/2025 | Site Zoning | REQUIRES RESUBMIT | PDSD TRANSMITTAL FROM: Fernando García Planning & Development Services Department – Zoning Review Section PROJECT: TC-RES-1124-06669 – Residential Building 921 N 2nd Av, Tucson, AZ 85705 Building Plan Review (1st Review) TRANSMITTAL DATE: January 7, 2025 This site is located in the NR-2 zone (UDC 4.7.9). A parcel developed with a duplex is permitted one accessory dwelling unit (ADU) subject to UDC Article 6.6.3.B 1. (Comment) Provide the square footage dimensions for each of the duplex’s two dwellings and draw on the site plan. Per UDC Article 6.6.3.B.5, an ADU is limited to 75% of the gross floor area (GFA) of the principal dwelling, but no larger than 1000 sf. It can be a minimum of 650 sf regardless of the size of the principal dwelling. When an ADU is proposed for a parcel developed with a duplex, the principal dwelling is whichever one of the two duplex dwellings the owner chooses as the principal dwelling. The entire duplex does not count as the principal dwelling. In this case, it appears that the proposed ADU is larger than what is permitted and will need to be reduced in size. 2. (Comment) This property is within the West University Neighborhood Preservation Zone. As such, a “Special Districts” application to request the required design review. Site plan set with a detailed comment response letter, which states how all Site Zoning Review Section comments were addressed.
