| 12/19/2024 | Site Zoning | REQUIRES RESUBMIT | FROM: PDSD Zoning Review Section PROJECT: TC-RES-1124-06660 4874 S MOUNTAIN AV. – R-2 Two Bedroom and Bathroom Addition (1st Review) TRANSMITTAL DATE: December 19, 2024 COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10. 1. The lot coverage calculation is not correct. Per UDC Article 6.4.3.C.1.a Roofed areas, awnings, open on at least one side are not included in the calculation. 2. The metal storage container shown on the plan shows up some time after 2019. Zoning was not able to find approved compliance documentation for this container. This container may be included in this permit but the following applies: 3. Per UDC Table 6.3-2.A the required perimeter yard setback to the west property line is is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing property line. Based on a wall height of 9’-0” the required perimeter yard setback is 6’-0”, proposed setback is 5’-0”. Per UDC Article 6.6.2.D An accessory structure that exceeds the allowable height of a wall within a perimeter yard and is detached from a principal structure shall comply with the perimeter yard width standards of the principal structure, except that the accessory structure may be built to a parcel line with the consent of the adjoining or, when separated by an alley, adjacent property owner(s). To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s): My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan. Signature: _____________________________ Date: _________________________________ If you are not able to secure the waiver the setback can be reduced via the Design Development Option (DDO) process. but until the required information is provided Zoning cannot provide the applicable DDO comments. 4. Per UDC Article 6.4.5.C.1.b Where a lot abuts more than one street, the owner chooses which street lot line is the front lot line From other than the front lot line, the street perimeter yard is ten feet, as measured from the street property line. Proposed setback is 3’-0”. A Board of Adjustment for Variance must be submitted and approved.
