This site is located in the RX-2 zone (UDC 4.7.7). A single-family residence is a permitted use in this zone (Table 4.8-1).

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Please correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. Sheet A1 indicates that the proposed carport to be located within the NE corner of the property will require a Design Development Option per Tucson Unified Development Code (UDC) Article 3.11.1.B1, specifically because the developer is seeking to change to required 20’ rear perimeter setback to 10’-6”, and the required 20’ perimeter setback to 14’-7”. 4. Lot coverage only includes all enclosed structures and all areas used for vehicular parking and movement. Please recalculate lot coverage.

5. The Comment Response Letter dated September 29, 2025, states this project proposal is not a trellis carport. Please remove all references to trellis listed in the project description on Sheets A1, A2 and S1.
