This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. The plans require sufficient detail for demonstrating minimum building code compliance for passing all progress inspections. SECTIONS - DETAILS: 1. Show frame wall supported with a foundation stem for achieving the 6” clearance between framing and ground (R317.1 item 5) and show the weep screed with a minimum clearance 4” above grade or 2” above paved areas, R703.7.2.1. Update details on sheet A1 showing concrete stems for compliance. 2. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38 or R-30 when extended over the wall top plate for additions under 500 SF. Update keynote 1.4 sheet A2. ELECTRICAL PLANS: 1. Interior alterations require the installation of smoke alarms in existing bedrooms, R314.2.2. Provide notation if the smoke alarms exist or are proposed. 2. Interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights, and smoke detectors require combination type arc-fault circuit interrupters, E3902.16. Add notation to plans. A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed. 1. Comment: The site plan should be designed to include the information as noted on the sample site plan. Please see https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/permits/residential-permits/residential_plot_plan_requirements.pdf for reference. 2. Comment: Please list the adjacent properties zoning classification as noted in the sample site plan. This property is surrounded by the R-1 zone. 3. Comment: Please draw, label, and dimension the half right of way to the face of curb and from the face of curb to the property line along E. 31st Street. 4. Comment: Please draw, label, and dimension the rear alley. Per Maps and Records MP-13-0007, the alley is 16’ wide behind the house. 5. Comment: Per UDC 6.4.5.C.1.a, the minimum required street perimeter yard is 20’ as measured from the street property line. Your plans state street perimeter yard is 20’ or ½ Height. Please remove ½ Height as this is incorrect. 6. Comment: This property is located within the Davis Monthan Noise Control District AEZ paddle. Please ensure the enclosed patio meets the minimum noise requirements as stated in UDC 5.6.9.A.1. Please add a note on sheet 1 that this project will comply with UDC 5.6.9.A.1 (interior noise level will be reduced to 40-45 Day-Night Average Sound Level). 7. Comment: Per UDC 6.4.3.C.1, “Roofed areas, open on at least one side, which provide shelter to exterior areas such as balconies, entrances, stoops, and terraces, provided they are not used for utilities, maintenance, laundry, storage, or motor vehicle parking are excluded from lot coverage calculations.” Please remove the gazebos from your lot coverage calculations and update the calculations. 8. Comment: Aerial imagery shows 2 gazebos were installed around 2022 in the side yard. Site zoning was unable to find permits for these gazebos. Please either provide permit documentation, include them in this permit, or remove them. If you wish to include them in this permit, please draw, label, and dimension each gazebo on your site plan and include all distances to the west property line to ensure setbacks are met.
