Site Engineering Comments:
1. Due to FEMA regulation, the scope of the work for the addition and renovation to the main structure will require elevation of both the addition and the main structure to be raised to floodplain standards. BFE is determined to be 2340.7-ft NAVD 88, therefore, the regulatory flood elevation must be 2341.7-ft.
2. To bring the structure to the regulatory flood elevation a grading permit will be required. To apply for grading permit, which can be applied through TDC-Online.tucsonaz.gov, select Development Package. 3. Grading plan should indicate existing contours and spot elevations. Please provide proposed contours and/or spot elevations, top of slope, bottom of slope, drainage swales, and a profile of the proposed grading for analysis.

Provide a detailed response letter with your submittal that clearly shows how you have addressed all comments with your next submittal.

This site is located in the R-3 zone (UDC 4.7.12). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6.

1. Comment: As the proposed project is an expansion of the site a development package is required, UDC Article 3.3.3.G.2.c A development package (DP) meeting the requirements of Administrative Manual (AM) 2-06 must be submitted and approved prior to approval of this building plan. The Administrative Manual can be found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Codes-and-Plans/Zoning-Code#section-1.

In addition – This parcel (10603051A) and parcel 10603051B function as one site sharing access areas.

A ‘site’ is defined as “The land area consisting of a portion of a lot, an entire lot, or contiguous lots, not including dedicated public property, designated for development as a single entity.”

2. Comment: Adult Care services is a commercial use requiring a Commercial Building Permit.

3. Comment: Recent Fire Operational Permits indicate this site is a Care Service. Provide Certificate of Occupancy documentation for this care service.

4. Previous Comment Not Addressed: Provide perimeter yard setback dimensions from the proposed structure to the applicable property lines.

Follow up comment: Ensure the site plan property dimensions and line drawing are correct.

5. Comment: The proposed new addition cannot encroach onto the separately owned southern parcel, 10603051B.

6. Previous Comment Not Addressed: As access to parcel 106-03-051B is across this parcel clearly demonstrate how access is maintained when the proposed site wall is built.
