Previous Site Engineering comments not addressed. See below.

1. This project is in a local regulatory floodplain (FEMA Zone X shaded - 100-year depths up to 1ft.) and requires a floodplain use permit with elevation certificate. Due to limited flood data at this location, you have two options:
a) Assume 1 ft. for the base flood depth and add 1 ft. state required freeboard - elevate the structure so that the finished flood elevation (FFE) is 2 feet above existing grade.
b) Provide a hydrology report that determines the exact 100-year flood depth at the site and establishes the required FFE.
The plans must clearly state the proposed FFE, either in relation to existing grade (i.e. FFE to be 2 feet above existing grade) or in ft NAVD88. Submit these revised plans for the floodplain use permit as well as the resubmittal for this building permit.
2. It appears that two separate structures are proposed. If this is the case, each separate structure will require its own building permit and floodplain use permit with elevation certificate.

This site is located in the R-2 zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10.

Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed.

1. Comment: Previous comment 3 not accurately addressed. Please draw, label, and dimension the half right of way to the face of curb and from the face of curb to the property line along N. Catalina Ave. Refer to Paving Improvement Plan I-852 if necessary for the correct ½ ROW dimensions. https://maps-and-records.tucsonaz.gov/construction-plans/details/I-852.
2. Comment: Your updated site plan now shows 5 parking spaces. Per UDC 7.4.6, this number of parking spaces would require you to bring the site up to a full commercial vehicle use area. There are 3 options that you could pursue:
1.) Keep parking as is and bring the site up to full commercial vehicle use per UDC 7.4.6.
2.) Reduce the parking to 4 spaces and add a canopy tree per COT Landscape Architect UDC 7.6.4.B.1.A.
3.) Reduce the parking spaces on the site plan to 2 spaces and avoid all of the above requirements. Per UDC Table 7.4.4-1, development on a single site with 2-5 units, 1 parking space per unit is required.
3. Comment: Per 6.4.4.A, height is measured from design grade. Please change the height measurement of your houses to design grade instead of finished grade.
4. Comment: As there are 2 proposed buildings, please apply for a second building permit for Unit #2.
5. Comment: Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted.
6. Site zoning is unable to approve the building permit until these review comments are addressed and the Design Development Option (DDO) has been approved.
