Per UDC Table 6.3-2.A, the minimum lot size in the R-2 zone is 5,000 square feet. According to the Pima County Assessor’s Office, the subject property was split from its original configuration in December of 1994. Provide documentation verifying that the lot split was reviewed and approved by the City of Tucson. A variance is required to be granted by the Board of Adjustment to allow a reduced lot size if the lot split was not approved by the City of Tucson. Contact Mark.Castro@tucsonaz.gov if you have questions about the variance process. 2. The Pima County Assessor’s Office indicates that the size of the subject parcel is 2,356 square feet. Update the lot coverage calculation to reflect this information. 3. This comment has not yet been addressed. Per UDC 6.4.3.C.1.a, roofed areas, open on at least one side, which provide shelter to exterior areas, are not included in the lot coverage calculation. Remove the existing and proposed porch from the lot coverage calculation. 4. Per UDC 6.4.5.C.1.b, where a lot abuts more than one street, the owner chooses which street lot line is the front lot line. From other than the front lot line, the street perimeter yard is ten feet, as measured from the street property line. The required side street perimeter yard is 10’-0”; the proposed side street perimeter yard is 2’-8”. A Design Development Option (DDO) is required to reduce the side street perimeter yard. If documentation could not be found verifying that the lot split was reviewed and approved by the City of Tucson, the variance process may also be used to reduce the side street perimeter yard. 5. Perimeter yards are based on a measurement from the design grade elevation to the highest point of the exterior building wall (see UDC 6.4.5.B and Figure 6.4.5-A). As measurements from the design grade elevation were not provided, an additional six inches were added to the measurement. Per UDC Table 6.3-2.A, when a residential use is adjacent to a residential zone, the required perimeter yard is six feet or 2/3 the height of the exterior building wall, whichever is greater. Based on a wall height of 10’-2”, the required side perimeter yard is approximately 6’-9” measured from the north lot line; the proposed side perimeter yard is 6’-7.” Some sort of administrative process such as a variance or Design Development Option will need to be used to reduce the side perimeter yard.
