This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PLANS: 1. Show attic access with 20-minute fire rating for separation between the dwelling attic and garage, R302.6. 2. Option C is not in compliance with fully sheathed buildings with a length greater than 60 feet. An interior braced wall line is required or have a structural engineer stamp the design for performance compliance. Identify each wall line needed for enclosing a complete rectangle with sides no greater than 60’, Figure R602.10.1.1. Show interior braced wall panels with foundation anchor bolt connection to bottom plates, R602.10.8.3 and R403.1.6. SECTIONS - DETAILS: 1. Clarify the placement of ceiling/roof insulation, R806. Update detail #2/4 showing the full screen vent (calculated). Show a minimum 1” ventilation clearance between ceiling insulation and roof sheathing over the wall and eave area when including eave venting, R806.3. This may be accomplished w/ baffles. MECHANICAL PLANS: 1. Show impact protection for appliances located in the garage, M1307.3.1. 2. Provide whole-house mechanical ventilation with controlled exhaust, R303.4; N1103.6 & M1505.4. Show the minimum airflow rate setting and location of the device(s) providing the continuous fixed 75 CFM (total) setting. 3. Resubmit the Manual J report as a separate file along with the next construction plan set submittal. Provide demand calculations in accordance with Manual J/S/D standards, M1401.3, M1601.1. OUTDOOR LIGHTING CODE Clarify compliance with City of Tucson Outdoor Lighting Code with approved lighting fixtures accordance with OLC 3.1.2. Show the shielded fixture as full cutoff using the term defined in the Outdoor Lighting Code. This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.1 - .9, & .11 1. The lot coverage calculation is not correct. Per UDC Article 6.4.3.C.a porch type structures, open on at least one side, are not included in the lot coverage. Remove the front entry and rear patio from the calculation. The square footage of the driveway needs to be added to the total lot coverage calculation. 2.
