This site is located in the HC-1 zone (UDC 4.7.20). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-4).

1. This Comment was not addressed:
To ensure that the proposed wrought iron fence and block wall have been placed on this parcel provide a dimension from centerline of both 4th St. & 7th Ave. St to the face of curb, where pavement meets the concrete curb, and from face of curb to the street property line. Based on paving plan I-406 found at: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-406, the distance from centerline of 4th St. & 7th Ave. to the face of curb is 27.6’ and to property lines is 12’.

The drawing appears to show the proposed wall located off of the property. Add the above dimensions to the site plan and show the proposed wall within the property boundaries.

COMMENTS: the following comments are relative to an application for Historic Review (UDC 5.8.8).
4. As this site is located within the West University Historic District, HC-1 zone and exterior work is proposed Historic review must be completed prior to approval of this compliance review.
