Provided a detailed comment response letter with your submittal that clearly shows how you have addressed all comments with your next submittal. This site is located in the HC-1 zone (UDC 4.7.20). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-4). 1. It does not appear that the correct parcel size is shown on the plot plan. Per the Pima County Assessor’s map the parcel size is 66’ x 100’ and the plot plan appears to show a parcel size of 65’ x 105’. 2. Clearly show both the wrought iron fence and block wall on the plot plan. 3. To ensure that the proposed wrought iron fence and block wall have been placed on this parcel provide a dimension from centerline of both 4th St. & 7th Ave. St to the face of curb, where pavement meets the concrete curb, and from face of curb to the street property line. Based on paving plan I-406 found at: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-406, the distance from centerline of 4th St. & 7th Ave. to the face of curb is 27.6’ and to property lines is 12’ COMMENTS: the following comments are relative to an application for Historic Review (UDC 5.8.8). 4. As this site is located within the West University Historic District, HC-1 zone and exterior work is proposed Historic review must be completed prior to approval of this compliance review.
