PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections.

SITE PLAN:

1. Provide a site plan showing dimensions of buildings and utilities, R106.1.1. Show the location of all utility lines from property line to building(s) along with required alterations.

PLUMBING PLANS:

1. Show gas pipe sizes in compliance with connected demand, G2413.3 & Table G2413.4(1). Provide a gas line isometric or table for showing the BTU demand and length of line to each gas appliance.

MECHANICAL PLANS:

1. Show heating/cooling facilities in all habitable rooms, R303.9. Indicate if proposed or existing.

ELECTRICAL PLANS:

1. Provide a Riser Diagram showing a sub panel and feeder size for the sub panel, NEC 225.30, E3403, Table E3704.2(1).
2. Designate the circuit number at the location of each proposed light fixture, receptacle, appliance, and equipment disconnect switch, E3404.12.
3. Clarify the sub panel location. Provide a panelboard clear working space of 30” wide x 36” deep, E3405.2.
4. Show a smoke alarm in each bedroom and outside the doorway in the immediate vicinity, R314.3.
5. Show the location of a carbon monoxide detector outside of bedroom doors, when the dwelling includes an attached garage or gas appliance, R315.
6. Note the interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights, and smoke detectors with combination type arc-fault circuit interrupters, E3902.16.

COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9.

1. The following comments are based on review of sheet A-3 of the submitted plans. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example, to include but not limited to:
a. The plot plan shall be drawn at an engineering scale, i.e. 1” = 10, 1” = 20’.
b. Provide a lot coverage calculation on the plot plan.
c. Show locations of utility lines for water, sewer, electrical & gas on the plot plan.
d. Provide the property dimensions on the plot plan.
e. Indicated the zoning of this parcel and all adjacent parcels on the plot plan
f. Provide the legal description, “TELESCO TERRACE LOT 75” on the plot plan.
g. Provide a dimension from the centerline of Calle Aurora to the face of curb, where pavement meets the concrete curb, and from face of curb to the street property line. The distance from the centerline of Calle Aurora to the face of curb is 17.0’ and from curb to property line is 8.0’.
h. Remove the aerial photo from the plot plan.

2. The plans appear to show a block wall with wrought iron located within the street right-of-way. Provide approved permit/zoning compliance review documents for this wall with your next submittal.
