This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. Provide a clear and concise construction plan set. Sample drawings for a wooden Carport are similar to the Porch Sample. Provide a Roof Framing Plan showing rafters in compliance with Table R802.4(1). The 2x6 @24” OC is undersized with a 14 foot span. SECTIONS - DETAILS: 1 Clarify a single Rafter to Existing Wall Detail. Identify either the ledger method or rafter connected to top plate. | 12/08/2023 | Site Zoning | REQUIRES RESUBMIT | FROM: PDSD Zoning Review Section PROJECT: TC-RES-1123-09660 3625 E SENECA ST. – R-1 Attached Porch (1st Review) TRANSMITTAL DATE: December 8, 2023 COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9. 1. As this parcel is bordered by two (2) streets the required side street perimeter yard setback for the east property line is 10’-0” as measured to the property line, UDC Article 6.4.5.C.1.b. Perimeter yard setbacks are measured from the post supporting the proposed porch, see UDC Article 6.4.5.B.2. Clearly show the post supporting the porch structure and provide a perimeter yard setback dimension to the east property line from the post. If this dimension is less than 10’-0” a Design Development Option (DDO) must be submitted and approved to reduce the required setback.
