Provided a detailed comment response letter with your submittal that clearly shows how you have addressed all comments with your next submittal. This site is located in the R-3 zone (UDC 4.7.12). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6. 1. This comment was not addressed. Per UDC Article 6.6.2.I the maximum height of a wall or fence within a perimeter yard shall be six feet; however, the wall or fence may be higher than six feet, but no higher than ten feet, if: (See Figure 6.6.1-A, Height of Wall or Fence within a Side or Rear Perimeter Yard.) a. At least 75% of the area above six feet in height is left unobstructed and open through the use of architectural elements, such as arches, columns, or wrought iron; b. Part of, or located on top of, a retaining wall no higher than ten feet measured from design grade and no higher than six feet measured from the top of the retaining portion of the wall; c. A greater height is required through the rezoning process or the special exception land use process; or d. A greater height is required by a specific UDC standard. Either demonstrate on the plan that you meet one of the 4 exceptions for you proposed wall or a Design Development Option (DDO) must be submitted and approved for the proposed wall height. As you are proposing work along the right-of-way, north property line. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example. This plot plan shall meet all requirements and provide a dimension from the centerline of Mohave to the face of curb, where pavements meets the concrete curb, and from face of curb to the north property line. Per paving plan I-67-009 found at: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-67-009, the distance from center line to the curb is 18’, and the distance from curb to the property line is 11.5’. 2. This comment was not addressed. Based on current aerial photos there have been porch extensions on both the front and back porch that occurred sometime after 2010. Zoning was not able to find approved permit documents for these porch extensions. Either provide approved permit documents with your next submittal or provide permit documents for review and approval. The documents shall include a residential plot plan meeting the above requirement and all applicable building code requirements.
