Please start a new FUP at our permit application web page: https://tdc-online.tucsonaz.gov/#/home NOTE: Documentation of a cost estimate from your contractor will be required if this project involves any reconstruction, repair, rehabilitation, structurally connected addition, or other improvement of an existing structure (including TIs and solar). Construction of separate builds/new structures does not require a cost estimate to be provided. Construction of new buildings require elevation one foot above the base flood elevation, which may require that the foundation of the building be raised as much as two feet above the existing elevation onsite. Storage buildings with no utilities may be wet floodproofed using flood vents. For all new construction buildings, two elevation certificates must be filled out by a registered land surveyor and submitted to the City, one before the foundation is poured and one after construction is completed. Instructions: 1. Navigate into the current project in the “My Work” tab. Within the permit, navigate to the “Sub-Records” tab and click “Apply” on the Floodplain Use Permit Sub-Record 2. Locations -> Confirm the location is accurate to the project. Click “Next” 3. Type -> Fill in the “Square Feet” and “Valuation” boxes with the project area and a contractor-provided cost estimate (See note above: for new structures, input 0). Click “Next” 4. Contacts -> Confirm contacts and add any additional contacts if applicable. Click “Next” 5. More Info -> This will be filled in by the engineer assigned to your case, Click “Next” 6. Attachments -> Please attach the project plan, supporting documentation for the cost estimate (if applicable), and a drainage/hydrology report (if applicable). Click “Next” 7. Signature -> Read the statement and type your name. Sign your name below (You may Enable Type Signature to have the software sign for you.) Click “Next” 8. Review and Submit -> Review all information to ensure accuracy. Mohave Rd. - R-3 7’-0” High Site Wall (1st Review) TRANSMITTAL DATE: November 27, 2023 Provided a detailed comment response letter with your submittal that clearly shows how you have addressed all comments with your next submittal. This site is located in the R-3 zone (UDC 4.7.12). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6. 1. Per UDC Article 6.6.2.I the maximum height of a wall or fence within a perimeter yard shall be six feet; however, the wall or fence may be higher than six feet, but no higher than ten feet, if: (See Figure 6.6.1-A, Height of Wall or Fence within a Side or Rear Perimeter Yard.) a. At least 75% of the area above six feet in height is left unobstructed and open through the use of architectural elements, such as arches, columns, or wrought iron; b. Part of, or located on top of, a retaining wall no higher than ten feet measured from design grade and no higher than six feet measured from the top of the retaining portion of the wall; c. A greater height is required through the rezoning process or the special exception land use process; or d. A greater height is required by a specific UDC standard. Either demonstrate on the plan that you meet one of the 4 exceptions for you proposed wall or a Design Development Option (DDO) must be submitted and approved for the proposed wall height. As you are proposing work along the right-of-way, north property line. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example. This plot plan shall meet all requirements and provide a dimension from the centerline of Mohave to the face of curb, where pavements meets the concrete curb, and from face of curb to the north property line. Per paving plan I-67-009 found at: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-67-009, the distance from center line to the curb is 18’, and the distance from curb to the property line is 11.5’. 2. Based on current aerial photos there have been porch extensions on both the front and back porch that occurred sometime after 2010. Zoning was not able to find approved permit documents for these porch extensions. Either provide approved permit documents with your next submittal or provide permit documents for review and approval. The documents shall include a residential plot plan meeting the above requirement and all applicable building code requirements.
