Olsen Av. – HR-2 Addition (1st Review) TRANSMITTAL DATE: November 30, 2023 COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the HR-2 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10. 1. Perimeter yard setbacks are based on a wall height measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. Where the wall meets the eave of the roof. As a height dimension from design grade to the highest point of the north wall of the proposed addition Zoning cannot determine the required perimeter yard setback from the addition to the north property line. Based on a measurement using our review Bluebeam software, it appears that the wall height is approximately 10’-11” which would require a 7.28 perimeter yard setback to the north property line, proposed setback is 6.0’. As Historic review is required for this project, Historic review may approve reduced setbacks. If Historic does not approve the reduced setback a A Design Development Option (DDO) must be submitted and approved. COMMENTS: the following comments are relative to an application for Historic Review (UDC 5.8.8). 2. As you propose and addition to a dwelling located in the HR-2 zone Historic review is required and must be approved prior to approval of this building plan.
