This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. Combine all sheets of the construction plans into a single PDF file. Place sheet numbers on each sheet of construction plans. Show the location of all utility lines from property line to building(s) along with required alterations. Identify utility lines requiring alterations, R106.1.1. SECTIONS - DETAILS: 1. Show #4 rebar (two each way) in the proposed footing, R403.1. 2. Show rebar reinforcement with 3” clearance from earth, R403.1.3.5.3. 3. Show roof (uplift resistance) fasteners (H2.5) with appropriate uplift capacity at each rafter/beam connection, R802.11 amended. 4. Roof shingles may be used on roof slopes of 2:12 or greater R905.2.2. Show the slope and select a roof system that complies with R905. ELECTRICAL PLANS: 1. Congress St. – R-2 Detached Carport (1st Review) TRANSMITTAL DATE: November 30, 2023 COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10. 1. Perimeter yard setbacks are based on a wall height measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. Where the wall meets the eave of the roof. In the case of carport type structures this distance is measured from design grade to top of beam where rafters sit on beam. Provide this dimension on the plan. Perimeter yard setbacks are measured from the columns supporting the structure, UDC Article 6.4.5.B.2, clearly show the columns on the plot plan and provided a setback dimension from the column to the east property line. It does not appear that the proposed carport will met perimeter yard setbacks. Per UDC Article 6.6.2.D An accessory structure that exceeds the allowable height of a wall within a perimeter yard and is detached from a principal structure shall comply with the perimeter yard width standards of the principal structure, except that the accessory structure may be built to a parcel line with the consent of the adjoining or, when separated by an alley, adjacent property owner(s). To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s): My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan. Signature: _____________________________ Date: _________________________________ 2. Clearly demonstrate that the proposed carport is not attached to the dwelling. 3. Based on current aerial photos there is some type of structure located in the southwest area of the back yard. Zoning was not able to find approved permit or compliance documentation for this structure. Show this structure on the plan, include it in the lot coverage and either provide permit or compliance documentation or include it in this permit.
