Per Tucson Unified Development Code (UDC) Table 6.3-1.A, when a residential use is adjacent to a residential zone, the required side and rear perimeter yard is 20 feet. The proposed perimeter yard is 5’-0” as measured from the south lot line to the proposed addition. A Design Development Option (DDO) is required to reduce the rear perimeter yard. Zoning cannot approve TC-RES-1123-09374 until the associated DDO has been approved. 2. Per UDC 6.4.5.B.5, where an unbroken section of a wall or a building is not parallel with the lot line, the required perimeter yard may be applied to the average width; however, such perimeter yard shall not be narrower at any point than half the required width, nor narrower at any point than three feet (refer to UDC Figure 6.4.5-A). If the average width of the entire east building wall is 20 feet, a DDO is not required for the proposed east addition to the existing single-family residence. Clarify the average width of the entire east building wall within the next submittal. 3. The required street perimeter yard as measured from the north lot line is ten feet (UDC 6.4.5.C.1.b).
