This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet Zoning and other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. Provide a clear and concise construction plan set. Sample plans are available at https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Residential-Permits PLANS: 1. Show the ramps with a maximum slope of 1 unit vertical in 12 units horizonal for egress, R311.8. STRUCTURAL PLANS: 1. Provide a complete roof framing plan showing beam and rafters sized with appropriate live and dead load carrying capacity, R801.2 or provide an engineer’s sealed plan set for performance compliance consideration, R301.1.3. 2. Limit cantilevered rafters (overhang) to 24”, or provide engineered design, R802.7.1.1. Roof loads may be carried with foundation, post, and beam components. SECTIONS - DETAILS: 1. Show with dimensions the exterior wood siding, insulation, interior sheathing, and pressure treated sill anchored with ½” x 10” bolts. Show the wall assembly with a 6” clearance above the ground or 2” clearance above an exterior concrete surface, R317.1 item 5. A stem may be considered for low finished floor levels. 2. Clarify the placement of ceiling/roof insulation for determining the need for attic ventilation, R806. Attic space outside of the thermal barrier requires a ventilation calculation for showing the attic vent opening size using 1 to 150 of attic area in compliance with R806.2 or an unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. 3. Show the cross-section detail with appropriate wall insulation, N1102.1. A 2x4 framed cavity may accept R-13 batt insulation whereas a 2x6 cavity accepts R-19. PLUMBING PLANS: 1. Show all drainage fixtures with connection to the public sewer system, P2602.1. Show horizontal branch drainpipes sized with acceptable number of fixture units, Table P3005.4.1. (max 6 units on 2” pipe size) 2. Show plumbing vents (VTR) within acceptable distances from traps, P3105.1. (1 ½”-6’, 2”-8’, 3”-12’). MECHANICAL PLANS: 1. Show dryer vent size and location for venting to exterior, M1501. ELECTRICAL PLANS: 1. Update the code referenced at note #1. 2. Provide a panel schedule showing circuit numbers for each proposed circuit, E3404.13 & E3706.2. 3. The Clothes Washer receptacle requires readily accessible GFCI protection typically from an upstream device, E3902.9 & 10. Other interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors require combination type arc-fault circuit interrupters, E3902.16. 4. Each exterior door requires a wall-switch-controlled lighting outlet providing illumination on the exterior side of each egress door, R3903.3 with full cutoff fixtures when located within 25 feet from the property line OLC 401.3.3.
