All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections.

SITE PLAN:

1. Provide a site plan showing dimensions of buildings and utilities, R106.1.1. Show the location of all utility lines from property line to building(s) along with required alterations, R106.1.1.

SECTIONS - DETAILS:

1. Show the wall foundation with a 6” clearance above the ground or 2” clearance above an exterior concrete surface and 12” into undisturbed ground, R317.1 item 5.
2. Clarify if ceiling/roof insulation is existing or proposed as the installation requirement has changed, R806. Currently an unvented roof assembly with all insulation at the roof including an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing as part of the total R-30 insulation requirement, R806.5. A single layer of batt insulation does not provide the required condensation control.

PLUMBING PLANS:

1. Provide complete plumbing plans showing any changes with 2018 IRC compliance including meter size, R301.1.
2. Show an individual accessible water supply shut off for the proposed dwelling building, P2903.9.1.
3. Show gas pipe sizes in compliance with connected demand, G2413.3 & Table G2413.4(1). Provide a gas line isometric or table for showing the BTU demand and length of line to each gas appliance.

ELECTRICAL PLANS:

1. Provide a complete electrical plan for the proposed dwelling unit, NEC 225.30, E3403, Table E3704.2(1).
2. Designate the circuit number at the location of each light fixture, receptacle, appliance, and equipment disconnect switch, E3404.12.
3. Provide a panel schedule showing panel size, circuit numbers, ampacity, wire size and general description, E3404.13 & E3706.2Provide proposed wiring details showing code compliant device locations and circuit sizes. Show circuit number and size with receptacles at all walls (within 6’ of any wall location) and lighting control at each doorway both interior and exterior. Receptacle, lighting and smoke detector circuits require arc-fault protection, E3902.16.
4. Show a smoke alarm in each bedroom and outside the doorway in the immediate vicinity, R314.3.
5. Show the location of a carbon monoxide detector outside of bedroom doors, when the dwelling includes an attached garage or gas appliance, R315.
6. Clarify the One Line Diagram with a panel capacity rating and feeder size consistent with the schedules, E3607.
7. Show receptacle outlets at wall spaces 2’ or more with no wall point (exclude door openings) more than 6’ from a receptacle outlet, E3901.2.
8. Show at least one wall-switch-controlled lighting outlet providing illumination on the exterior side of each egress door having grade level access R3903.3.

OUTDOOR LIGHTING CODE

Show the proposed fixture as full cut-off FCO style or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits. Show full cutoff fixtures were located within 25 feet from the property line OLC 401.3.3.

The perimeter yard setbacks listed for the north, south and east property lines are not correct. Per UDC Table 6.3-4.A, C-1 Zone, Res Use to Nonres Zone, the required perimeter yard setbacks are 10’-0” or ¾” (H) height of the exterior wall.
