Provided a detailed comment response letter with your submittal that clearly shows how you have addressed all comments with your next submittal.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9.

1. The following comments were not addressed. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example, to include but not limited to:
a. Provide a lot coverage calculation on the plot plan.
b. Provide the legal description, “EASTERN HILLS LOT 3 BLK 4” on the plot plan.
c. Indicate the zoning of this parcel and all adjacent properties.

2. This comment was not addressed correctly. A setback waiver is required for the southwest structure to the west property line. This waiver should be from the owner of the property at 8712 E Terrace Pl. Based on Pima County Assessor’s information this owner should be Kathleen Murphy, 12877 N. Meadview Way Oro Vally AZ 85755. As stated below the setback waivers must be provided on the plot plan. Per Unified Development Code (UDC) Table 6.3-2.A the perimeter yard setback to any interior property line is 6’-0” or 2/3 the height of the exterior wall. Perimeter yard setbacks are based on a wall height measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. Where the wall meets the eave of the roof. Based on the 10’ height provided for the “Tool Storage” the required perimeter yard setback is 6’-8” proposed setback is 2’-0”. Based on the 7’ height provided for the “Metal Storage” the required perimeter yard setback is 6’-0” proposed setback is 2’-0”. At a minimum a neighbors setback waiver is required for the reduced setbacks. To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s):
