This comment has not yet been addressed. Per Tucson Unified Development Code (UDC) 6.6.3.C, detached accessory buildings are not permitted in the buildable area extending the full width of the lot between the principal building and the front street lot line, except for shade structures or carports not over 400 square feet in floor area. A Board of Adjustment variance is required to be granted to allow the existing carport and shade structure to remain detached in the front yard. Per a previous Zoning Administrator’s determination dated December 1, 2008, the detached structure may be considered attached to a principal structure if connected by a structural element that is a minimum of five-feet-wide with a minimum twenty-pound live load. A concrete sidewalk does not meet this connection requirement. If a structural connection is proposed, demonstrate that the connection meets the above criteria to be considered attached to the principal structure.
