COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

1.COMMENT: Provide a Residential Plot Plan that meets the requirements found at: https://www.tucsonaz.gov/files/sharedassets/public/pdsd/documents/permits/residential-permits/residential_plot_plan_requirements.pdf
This shall in include:
a. Lot coverage calculation that meets the requirements of UDC Article 6.4.3 & the example shown on the residential plot requirements. (Lot coverage must include vehicular use area whether improved or unimproved) . Lot coverage does not include porches, UDC Article 6.4.3.C.1.a but does include vehicle use area measured within the outside edges of any area allocated to vehicle use, whether improved or unimproved.

b. Zoning of adjacent parcels

2.COMMENT: Draw dimension and label the height of the new structure measured from design grade to top of wall. Provide the height of the porch addition.

3.COMMENT: Clearly show everything on site. Based on current aerial photos there is an structure on the north portion of the site and on the west side of the site. Please provide permit documentation for the existing storage by other, if no permit are available include in this submittal provide height, square footage, and setback dimension.

4.COMMENT: An addition to the existing carport appears constructed in 2019, please provide permit documentation, If no permit documentation is available include in this submittal. Per UDC section 6.6.3.C “Detached accessory buildings , including accessory dwelling units , are not permitted in the buildable area extending the full width of the lot between the principal building and the front street lot line , except for shade structures or carports not over 400 square feet in floor area , terraces and steps not over three feet high above the natural grade , paved areas, and fences or walls” UDC section 6.4.5.D.3.a. Shade structures or carports may project up to ten feet into required perimeter yards . Such architectural features include, but are not limited to, overhangs, moveable insulating walls and roofs, detached solar collectors, reflectors” With the being said if the carport is under 400 square feet it may be in the front yard but if this carport is greater than 400 square feet an option would be to attach it with a 5ft wide walk way to the existing residence if not a variance will be require.
