Provide a distance from both corners of the structure and an average setback dimension. Without an accurate setback measurement, the Design Development Option process (DDO) cannot be started. 2.COMMENT: Based on an estimated wall height of 15’3” (the midpoint of the entire detached structure), a board of adjust variance is required. Per UDC section 6.6.3.D “Accessory structures , except for accessory dwelling units , shall not exceed 12 feet in height, unless attached to a principal structure” To apply for the variance, please contact Mark.Castro@tucsonaz.gov. More information regarding the variance process can be found here: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Planning-Zoning-Applications/Zoning-Administration#section-2 3.COMMENT: Per UDC Article 6.6.3.E “The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure. Accessory structures less than 200 square feet gfa and accessory dwelling units are exempt from this requirement” Based on the addition of 660 square feet to the existing accessory structure, the total square footage of accessory structures on site is 2,976 square feet. Based on the 4,979 square foot primary structure, the total gross floor area of the accessory structures exceeds the 50% GFA rule. A board of adjustment variance can be requested on the same variance application mentioned above. If the applicant chooses not to apply for the variance, the accessory structure can be attached to the primary structure with a 4’ wide roof attachment that can handle a 20 LB live load.
