This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10.



Based on the definition of Bedroom, UDC Article 11.4.3. “The term bedroom includes all of the following: 1) Any room that is designated as a bedroom; 2) Any enclosed room that has a minimum area of 60 square feet and has an accessible opening to the exterior of the building in compliance with the International Building Code (IBC), whether termed a studio, family room, study, den, bonus room, or any other name, except for a living room, dining room, kitchen , and bathrooms; and 3) Any room designated as a bedroom for the purpose of any other code requirement”, for Zoning purposes the “OFFICE“ is considered a bedroom therefore the bedroom count for this site is six (6) bedrooms. Per UDC Article 4.9.7.B.7 For any new single-family dwelling in the R-1 zone with five bedroom, three parking spaces are required. For every bedroom over five, one additional space is required for each bedroom. For all single-family dwellings in the R-1 zone with five or more bedrooms, and for all lots containing two or more single-family dwellings, with the second dwelling having more than one bedroom, all parking spaces must be located on-site, either in a side or rear perimeter yard. Parking spaces may not be located in a vehicular use area in any front street perimeter yard. A parking area is not required to be developed to a commercial standard. A dustproof parking surface is required to at least a minimum of two inches of compacted pea gravel. An existing covered residential parking area may be used. Show the required 4 vehicle parking spaces in the side or read yard and demonstrate that the required dustproofing is provided.



The Lot Coverage Calculation is not correct. Review UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf, and provide a correct lot coverage calculation.



Provide the Zoning for all adjacent properties on the plot plan.



Based on aerial photos the “EXISTING PORCH” & “GAZEEBO” appear on site sometime after 2016. Zoning was not able to find approved permit documents or Zoning compliance reviews for these structures. Provide copies of the approved permit documents with your next submittal or include them with this permit. The gazeebo does not appear to meet the required perimeter yard setbacks of 6’-0” or 2/3 the height of the exterior wall, great of the two. At a minimum a neighbors setback waive will be required for the reduced setback. Per UDC Article 6.6.2.D An accessory structure that exceeds the allowable height of a wall within a perimeter yard and is detached from a principal structure shall comply with the perimeter yard width standards of the principal structure, except that the accessory structure may be built to a parcel line with the consent of the adjoining or, when separated by an alley, adjacent property owner(s). To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s):

COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).



Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A.



The minimum setback to the front street perimeter property line is the greater of twenty (20) feet, or one and one-half (1 ½) the height of the proposed wall ((UDC 6.4.5.C.1.a).



Based on a wall height of less than 13’-4” the required street perimeter yard setback is 20’-0”, proposed setback is 18.42’.



A Design Development Option (DDO) must be submitted and approved to reduce the required setback,
