A single-family residence (SFR) is a permitted use in this zone (Table 4.8-4), subject to Use Specific Standards 4.9.7.B.5 - .9. As the existing carport was demolished and you are proposing to expand the size of the carport the following comments apply: The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). Per UDC Article 6.4.5.B.2 measurement of wall height for a carport structure is based on a vertical structural member(s) (i.e., post, column, dormer wall) supporting a roof extension from the principal structure is considered a wall for applying perimeter yard requirements. Based on the 10’-0” height provided on the elevations the required perimeter yard setback from the post supporting the carport to the west property line is 6’-8”. As no perimeter yard setback dimension was provided from the post to the west property line Zoning cannot determine what process will be required to reduce the west perimeter yard setback. Provide a perimeter yard setback from the face of the post supporting the carport to the west property line on the plot plan. If this setback is less than 1’-0” a Board of Adjustment for Variance will be required to reduce the setback. If the setback is 1’-0” or great a Design Development Option (DDO) will be required to reduce the setback.
