COMMENT: Clarify if the structure is to be consider a sleeping quarters. If so the following comments are applicable. Sleeping quarters are subject to a wet bar setup, to include a single bowl sink and an under the counter fridge and no cooking facilities permitted. Comment: The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure. COMMENT: Draw dimension and label the height of the new structure measured from design grade to top of wall. COMMENT: Please provide permit documentation for the storage on the south portion of the property. COMMENT: An access easement will be required for this site. The 15ft easement to the west is a utility easement. Provide the recordation information for the access easement on the plan and provided the recorded easement documents with the next submittal.
