Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet Zoning and other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the IRC reference on the plans.

SITE PLAN:

1. Show the location of the electric service for 1121 E Hedrick Dr on the site plan, R106.1.1. Show connection of the sleeping room circuits to the dwelling distribution panel rather than from a separate dwelling.

SECTIONS - DETAILS:

1. Provide a complete Section AA, R106.1.1. Show the minimum 12” footing depth below the undisturbed ground surface with 12” minimum width, wall framing 6” clearance above the ground (R317.1 item 5) and minimum ½” diameter anchor bolt with 7” embedment, R602.10.8 & R403.1.6.
2. Show roof (uplift resistance) fasteners (H2.5) with appropriate uplift capacity, R802.11 amended.
3. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38.

ELECTRICAL PLANS:

1. Show a smoke alarm in each bedroom and outside the doorway in the immediate vicinity. In addition to within the bedroom add a detector outside of the doorway to bedroom, R314.3.
2. Provide a dwelling panel schedule and show the location for extending circuits to the addition, E3702.2. Label with 1121 E Hedrick Dr.

This site is located in the R-2 zone (UDC 4.9.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-4), subject to Use Specific Standards 4.9.7.B.6, .9, & .10.



The north property dimension is not correct and should be 85’.



Show the 5’ easement on the plan that runs along the north property line.



Provide a perimeter yard setback dimension from the proposed east wall of the master bedroom addition to the east property line.



The plot plan shall be drawn at an engineering scale, i.e 1” = 10’, 1” = 20’.



As the bedroom addition changes the number of required vehicle parking spaces provide a full floorplan for the duplex. If the required number of vehicle parking spaces exceeds 4 the vehicle use area will need to meet commercial standards, i.e. pavement, curbing, design criteria of UDC Article 7.4.6 & landscape requirements of UDC Article 7.6.4.
