This letter reflects comments to be addressed. Provide updated Plans/calculations and a written response Letter to each of the notated items indicating action taken. Resubmitted plans that do not contain a written response Letter addressing each of the notated items indicating action taken, may be delayed until response letter is received. Code reference, 2018 International Residential Code (IRC). Previous conversations and communications have discussed the need for the plans to show compliance with the 2018 IRC and amendments as adopted by the City of Tucson. The structural integrity of the structure cannot be verified until the plans show code compliance, and the structure passes the required inspections. General Comments: 1. Provide a clear and concise construction plan set. Items built without permit may require alteration or improvement for code compliance with the 2018 IRC, R105. Show the as-built addition with necessary alterations for achieving code compliance. FOUNDATION PLANS: 3. Locate and size reinforced footings for supporting live and dead structural loads, R401.2. 4. Aerial views and street views appear to show West and North facing walls. Framed exterior walls of enclosed roof structures require continuous concrete footings of minimum 12” width and 12” below the undisturbed ground surface, R403.1. 5. Locate and specify all anchor-bolt spacing on the foundation plan. Minimum ½” diameter with (anchor bolt length for assuring) 7” embedment into concrete or masonry, R403.1.6. Maximum spacing 6’ o/c and within 12” of each sill plate end, R403.1.6. FLOOR PLANS: 6. Exterior walls with a fire separation distance less than 3-foot to the neighboring property line require not less than one-hour fire-resistive construction. Show compliance with R302.1 (City of Tucson Amended) by providing a section detail of materials prescribed in IBC Table 721.1(2), Items 15-1.1 to 16-1.3. No overhangs closer than 24” to the property line. 7. The provided plans do not meet the prescriptive fire wall requirements found in IBC Table 721.1(2), Items 15-1.1 to 16-1.3. The fire wall must extend from the foundation to the underside of the roof sheathing. 8. The required fire wall must be set on a continuous foundation meeting the requirements found in the “Sections – Details” comments below. STRUCTURAL PLANS: 9. Provide a main central support beam a minimum of 8”x8” (actual size) or 9.5”x5.5” (actual size) for supporting live (20lb/sf) and dead (10lb/sf) structural loads, R804. The provided plans don’t show the correct size for the main beam. a. Note: This size is not designed to structurally support any additional weight from the ceiling for storage. SECTIONS - DETAILS: 10. Show a cross-section detail of the proposed exterior wall, R106.1.1. Show 3/8” structural or ½” non-structural wall sheathing of the proposed exterior wall, R106.1.1. 11. Show a complete cross-section detail of the exterior walls, R106.1.1. Show the minimum 12” x 12” continuous #4 rebar reinforced footing, R403.1. Show with dimensions the exterior wood siding, insulation, interior sheathing, and pressure treated sill anchored with ½” x 10” bolts. Show the wall assembly with a 6” clearance above the ground or 2” clearance above an exterior concrete surface, R317.1 item 5. 12. This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10. 1. This comment was not addressed. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. The following shall be provided on the plot plan. a. This comment was not fully addressed. Provide setback dimensions for the shed shown on the northwest corner of the site. Clearly show all setback dimensions on the plot plan. b. This comment was not addressed correctly Provide a dimension from centerline to the curb and from the curb to the property line. Provide a dimension from the centerline of Rosewood to the face of curb and from face of curb to the street property line. The distance to the face of curb is 16’ and from face of curb to the property line is 9’. c. This comment was not addressed. Provide a lot coverage calculation on the plot plan. This calculation shall meet the requirements of UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements. d. The plot plan shall be drawn to scale. Once the required plot plan is provided additional comments may be forth coming. 2. This comment was not addressed. No building elevations have been provided. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. Provide fully dimensioned building elevations so that perimeter yard setback requirements can be verified. 3. Since you have called the structure located along the east property line as what appears to be “DETACHED” a neighbors setback waive will be required to reduce the perimeter yard setback. To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s): My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan. Signature: _____________________________ Date: _________________________________ The setback waive is required to be placed on the plot plan. 4. There is some type of structure attached to the east side of the existing dwelling. Zoning was not able to fine approve permit documents for this structure. Either provide copies of approved permit documents with the next submittal or include this structure with this permit. As it appears that the attached structures are not meeting perimeter yard setbacks. Minimum setbacks for this site to the north, east and west property lines is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). At a minimum a Design Development Option (DDO) will be required. If any of the setbacks are less than 1’-0” the DDO will not work to reduce the required setback and a Board of Adjustment for Variance maybe required.
