Provide updated Plans/calculations and a written response Letter to each of the notated items indicating action taken. Resubmitted plans that do not contain a written response Letter addressing each of the notated items indicating action taken, may be delayed until response letter is received.

General Comments:
1. Provide a clear and concise construction plan set. Sample plans are available at https://www.tucsonaz.gov/pdsd/residential-permits

2. Items built without permit may require alteration or improvement for code compliance with the 2018 IRC, R105. Show the as-built addition with necessary alterations for achieving code compliance.

FOUNDATION PLANS:
3. Locate and size reinforced footings for supporting live and dead structural loads, R401.2. Show consistent size of post footings. One page shows 12”x12”(footing for post detal), another page shows 16”x16”, and another page appears to show a 14”x16”. Note: 16”x16”, 12” deep below undisturbed soil, is required for the two ridge posts.
4. Framed exterior walls of enclosed roof structures require continuous concrete footings of minimum 12” width and 12” below the undisturbed ground surface, R403.1.
5. Locate and specify all anchor-bolt spacing on the foundation plan. Minimum ½” diameter with (anchor bolt length for assuring) 7” embedment into concrete or masonry, R403.1.6. Maximum spacing 6’ o/c and within 12” of each sill plate end, R403.1.6.

FLOOR PLANS:
6. Identify the wall material between dwelling and proposed storage room for required fire spread separation (½” GWB equivalent), R302.6.
7. Exterior walls with a fire separation distance less than 3-foot to the neighboring property line require not less than one-hour fire-resistive construction. Show compliance with R302.1 (City of Tucson Amended) by providing a section detail of materials prescribed in IBC Table 721.1(2), Items 15-1.1 to 16-1.3.

STRUCTURAL PLANS:
8. Provide a Roof Framing Plan showing the location and size of all beams, headers, and rafters for supporting live and dead structural loads, R804. The spacing of the rafters could not be determined from the provided plans. See https://www.tucsonaz.gov/files/pdsd/pdfs/Addition_Sample.pdf page 7 of 10 for example.
9. Support beam over the garage door could not be determined from the given plans. Nor could the header over the back door. Update plans with necessary information, R804.

SECTIONS - DETAILS:
10. Show a cross-section detail of the proposed exterior wall, R106.1.1. Show 3/8” structural or ½” non-structural wall sheathing of the proposed exterior wall, R106.1.1.
11. Show a complete cross-section detail of the new exterior wall, R106.1.1. Show the minimum 12” x 12” continuous #4 rebar reinforced footing, R403.1. Show with dimensions the exterior wood siding, insulation, interior sheathing, and pressure treated sill anchored with ½” x 10” bolts. Show the wall assembly with a 6” clearance above the ground or 2” clearance above an exterior concrete surface, R317.1 item 5.
12. The framed wall may require a concrete stem for achieving the 6” clearance between framing and ground (R317.1 item 5).

ELECTRICAL PLANS:
13. Branch Circuit: a separate (dedicated) GFCI 20-amp branch circuit required for receptacles in an attached garage/storage, E3703.5.
14. Receptacle Location: an outlet is required at each vehicle bay not more than 5.5 feet above the floor, E3901.9. It appears that the only receptacle located in the garage portion of the new structure is located at the ceiling for the garage door.

TRANSMITTAL: May 16, 2023

This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10.

1. This comment was not addressed. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf.
a. Remove the aerial photo from the plot plan.
b. Provide the legal description “HUNTINGTON PARK LOT 134” on the plot plan.
c. The parcel dimensions shown are not correct. Review Huntington Park final plat found at: https://onbase.pima.gov/publicaccess/DS_NextGen_Single/etc/cq/results.html?cqid=240&OBKey__552_1=15048, and provide the correct parcel dimensions.
d. Clearly show all setback dimensions on the plot plan.
e. Provide a dimension from the centerline of Rosewood to the face of curb and from face of curb to the street property line. The distance to the face of curb is 16’ and from face of curb to the property line is 9’.
f. Provide a lot coverage calculation on the plot plan. This calculation shall meet the requirements of UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements.
Once the required plot plan is provided additional comments may be forth coming.

2. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. Provide fully dimensioned building elevations so that perimeter yard setback requirements can be verified.

3. There is some type of structure attached to the east side of the existing dwelling. Zoning was not able to fine approve permit documents for this structure. Either provide copies of approved permit documents with the next submittal or include this structure with this permit.

As it appears that the attached structures will not meeting perimeter yard setbacks. Minimum setbacks for this site to the north, east and west property lines is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). At a minimum a Design Development Option (DDO) will be required. If any of the setbacks are less than 1’-0” the DDO will not work to reduce the required setback and a Board of Adjustment for Variance maybe required.
