Please start a new FUP at our permit application web page: https://tdc-online.tucsonaz.gov/#/home NOTE: Documentation of a cost estimate from your contractor will be required if this project involves any reconstruction, repair, rehabilitation, structurally connected addition, or other improvement of an existing structure (including TI’s and solar). Construction of separate builds/new structures does not require a cost estimate to be provided. Instructions: 1. Navigate into the current project in the “My Work” tab. Within the permit, navigate to the “Sub-Records” tab and click “Apply” on the Floodplain Use Permit Sub-Record 2. Locations -> Confirm the location is accurate to the project. Click “Next” 3. Type -> Fill in the “Square Feet” and “Valuation” boxes with the project area and a contractor-provided cost estimate (See note above: for new structures, input 0). Click “Next” 4. Contacts -> Confirm contacts and add any additional contacts if applicable. Click “Next” 5. More Info -> This will be filled in by the engineer assigned to your case, Click “Next” 6. Attachments -> Please attach the project plan, supporting documentation for the cost estimate (if applicable), and a drainage/hydrology report (if applicable). Click “Next” 7. Signature -> Read the statement and type your name. Sign your name below (You may Enable Type Signature to have the software sign for you.) Click “Next” 8. Review and Submit -> Review all information to ensure accuracy. | 11/22/2022 | Site Zoning | REQUIRES RESUBMIT | ZONING REVIEW TRANSMITTAL FROM: Wyatt Berger Planner PROJECT: TC-RES-1122-00335 2248 E Adams St – R-1 Detached ramada (1st Review) TRANSMITTAL DATE: November 22, 2022 COMMENTS: The following comments are relative to an application for a Board of Adjustment variance (UDC Section 3.10.3). Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. 1. Remove the proposed ramada from the lot coverage calculation. Per UDC 6.4.3.C.1.a, roofed areas, open on at least one side, which provide shelter to exterior areas, are excluded from the lot coverage calculation. 2. Ensure the elevations provided on the framing plans measure the vertical distance from design grade (the ground) to the highest point of the building wall. Accessory structures shall not exceed 12 feet in height, unless attached to the principal structure (UDC 6.6.3.D). 3. Per UDC 6.6.3.E, the total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure. As the proposed detached ramada and the existing studio and carport exceed 50% of the gfa of the principal structure, a Board of Adjustment variance is required. The variance requirements and application are found here: https://www.tucsonaz.gov/files/pdsd/codes/Zoning_Administration_Application_BA_fillable.pdf. The variance application shall be uploaded as “Additional/Supporting Documentation” under this activity number. The detached accessory ramada may be considered attached to the principal structure if a five-foot-wide roof connection that can support a 20-pound live load is constructed. This roof connection ensures the proposed structure is part of the principal structure, and not subject to the 50% gfa rule.
