PLAN REVIEW COMMENTS
Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.
SITE PLAN:
1. Show the location of utility lines on the property, R106.1.1. Update the gas line location.

FRAMING PLAN:
1. Provide beams sized with appropriate load carrying capacity, R301.1. The 6x6 center beams are undersized with tributary loads on each side.

SECTIONS - DETAILS:
1. Update center beam sizing notation at the Floor plan and Detail #8/A-2.

COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

1.COMMENT: Provide a Residential Plot Plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. This shall in include:
a. Lot coverage calculation that meets the requirements of UDC Article 6.4.3 & the example shown on the residential plot requirements. (Lot coverage must include vehicular use area whether improved or unimproved)

Clarify if the carport is attached to the existing dwelling.
2. COMMENT: Clearly show everything on site. Based on current aerial photos there is an addition on the south portion of the carport which must be included in this submittal (lot coverage, setbacks).
3:There is another structure on the northeast portion of the property that appears not to be permitted. If no permits are available please add the following (square footage, setback, height) Include this square footage to the lot coverage. Additional comments may be forthcoming.
