This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans. SITE PLAN: 1. Show the location of utility lines on the property. Identify the utility lines requiring upgrade or replacement (i.e., Overhead Electrical Line). STRUCTURAL PLAN: 1. Provide plans with wind load calculations sealed by an Arizona engineer for the pre-designed assembly, R106.1. SECTIONS - DETAILS: 1. The roof structure may not extend to a point closer than 3 feet from the neighboring property line without fire rated protection for fire spread. Provide compliance with R302.1 (City of Tucson Amended) by removing the carport roof from within 3 feet to the neighboring property line or provide a complete wall barrier with not less than one-hour fire-resistive construction in compliance with IBC Table 721.1(2). | 11/16/2022 | Site Zoning | REQUIRES RESUBMIT | ZONING REVIEW TRANSMITTAL FROM: Wyatt Berger Planner PROJECT: TC-RES-1122-00281 625 S Janet Av – R-1 Detached carport (1st Review) TRANSMITTAL DATE: November 16, 2022 COMMENTS: The following comments may be relative to an application for a Board of Adjustment variance (UDC Section 3.10.3) or a Design Development Option (UDC Section 3.11.1). Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. 1. Provide a plot plan that meets the residential plot plan requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. At a minimum, the plot plan shall: a. Indicate the name of the owner and the property address. b. Show the square footage of the lot, existing dwelling, accessory structures, and total under roof area. c. Provide a lot coverage calculation, which includes the area of the lot covered by buildings, outdoor storage areas, and vehicular use areas (both improved and unimproved) d. Indicate the height of the structure on the plot plan. e. Provide setbacks from the carport post to the north and west lot lines. The front street lot line is 16 feet from the face of the curb along Janet Avenue per paving plan I-635. 2. Two detached accessory structures in the rear of the property appear in aerial photography beginning in 2018. The shade sails attached to the back of the house require a permit as well as appear in aerial photography beginning in 2021. Either provide permit documentation for these structures or include them within this permit’s scope of work. 3. Per UDC Section 6.3.3.C, detached accessory buildings are not permitted in the buildable area extending the full width of the lot between the principal building and the front street lot line. A Board of Adjustment variance is required to allow the proposed carport to remain detached in the front yard. The carport may be permitted in front yard if attached to the principal building with a five-foot-wide breezeway supporting a 20-pound live load per a Zoning Administrator's determination dated May 3, 2006. The required side and rear perimeter yard setbacks are 6’-0”, or 2/3 the height of the building wall, whichever is greater (UDC Table 6.3-2.A). Based on a wall height of approximately 8’-6”, the required side perimeter yard setback is 6’-0”. Provide an accurate setback dimension from the post of the carport to the south lot line. Additionally, provide setback dimensions from the accessory structures in the rear yard to the north lot line. If setback requirements per UDC Table 6.3-2.A are not being met, these setbacks can be reduced by securing neighbor waivers from the property owners of 617 and 701 South Janet Avenue. Provide the following text and signatures on the plot plan: My name is _____ and I am the owner of the property located at _____. I have reviewed the site plan and I have no objection to the structure(s) being located or constructed __ feet from the property line as depicted on the site plan. Signature: _____ Date: _____ 5. Per UDC Section 6.4.5.C.1.a, within established areas, the required front street setback is 20’-0”, or one and one times the height of the building wall, whichever is greater, measured to the street lot line. Based on a wall height of 8’-6”, the required front street setback is 20’-0”; proposed is currently 13’-6”. Provide an accurate setback dimension with your plot plan. Design Development Option (DDO) approval may be required to reduce this front street setback. The DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/2019_DDO_for_Setback_and_Height_UDC.pdf. The DDO application shall be submitted as “Additional/Supporting Documentation” under this existing activity number.
