| 10/14/2026 | Residential Zoning | REQUIRES RESUBMIT | PDSD TRANSMITTAL FROM: Drew Szentesy Planner PROJECT: TC-RES-1026-05632 2945 E 4TH ST TUCSON, AZ 85716 Shed and Carport first review TRANSMITTAL DATE: 10/14/2026 This site is located within the R-1 zone (UDC 4.7.8). A single-family dwelling is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9, & .12. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. The proposed addition is violating the 10-foot side street setback as defined in Tucson Unified Development Code 6.4.5.C.1.b. This will need a design development option (DDO) for potential approval at the existing site location. A DDO can be applied for through the sub-record tab within your permit application on Tucson Development Center Online. Please submit the following form to the zoning modification sub-record if you chose this option: https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/planning-amp-zoning/ddo-for-setback-and-height.pdf This will introduce added fees and review time. 2. Please update the required minimum setbacks, the front street is 20 feet, side street is 10 feet, and the rear and west side is 5 feet. Please include the setback distance to the west property line. 3. Please label the height of the two-story portion of the building on the site plan. 4. List the site area for property line dimensions. My calculations showed 31% lot coverage. 5. Please label any utility lines on the property. The Unified Development Code (UDC) can be found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Codes/Zoning-Code For questions regarding Zoning comments, please contact me at: Drew.Szentesy@tucsonaz.gov |
