This, in response to CE-VIO0625-02562: Building guest home and garage in the backyard without following set back requirements. 433 N MAIN AV TUCSON, AZ 85701 (HR-2 Zoning) Site Plan Review – 2nd Review TRANSMITTAL DATE: March 09, 2025 This site is in the HR-2 Residence Zone (UDC 4.7.9). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10. Plan review for the above referenced carport has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued. None of the Zoning Review Comments were addressed from the review dated 11/17/2025. Zoning reviewer is providing the same comments below for review and comment. PLANS AND ELEVATIONS OR DRAWING SET: 1. COMMENT: No site plan was provided. The site plan provided is incomplete. a) Provide a site plan that meets the requirements show in the plot plan example at the following link: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example More Specifically: 1) Draw, label, provide heights and dimension every structure on-site to a scalable drawing graphic. Additionally, provide dimensions of any structure as it relates to nearby structures and property lines. Mimic all the graphic and content information on this site (plot) plan. All structures must be depicted, to scale, dimensioned, providing heights and dimensions to property lines. Setbacks for east property line is 10’-0” or 3/4 the height of any structure flanking an adjacent property, whichever is greater. The rear (south) setback is 6’-0” or 2/3 height of any structure flanking an adjacent property, whichever is greater. As this property is surrounded by two streets, one of the setbacks along one of the streets is 10’-0” and the other street is the front yard setback at 20’-0”. This at the discretion of the owner. Draw and label all setbacks. If a structure is in an existing setback and unpermitted, depending on the size and height, it may be able to get included on this permit. Be sure to include vehicular use areas (driveway, parking spots), sidewalks and even ‘open’ structures like porches, shade structures, carports. Label everything that exists on the property (walls, fences and provide heights measured from above finish grade at various locations along the fence/wall). COMMENT: This site is in the HR-2 zone (UDC 4.7.9). Historic review and approval are required. Site zoning cannot approve this permit until the historic review has been completed and approved.
