11/07/2025 Residential Zoning REQUIRES RESUBMIT FROM: PDSD Zoning Review Section

PROJECT: TC-RES-1025-05266
840 N CARIBE AV. – R-1
Detached Carport (1st Review)

TRANSMITTAL DATE: November 7, 2025

COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9.

1. Based on aerial photos there is some type of structure along the north side of the SFR that appears sometime after 2022. Zoning was not able to find approved permit documents for this structure. Show the structure on the plan and either 1) provide copies of approved permit documents, 2) show the structure to be permitted and provide all applicable documents or 3) show it to be removed from the site. If this structure has previously been removed from the site provide photos.

2. The lot coverage calculation is not correct. Per UDC Article 6.4.3.C.1.a Roofed areas, porches, open on at least one side are not included in the calculation.

3. Per UDC Article 6.4.5.B.2 A vertical structural member(s) (i.e., post, column, dormer wall) supporting a roof extension from the principal structure is considered a wall for applying perimeter yard requirements. Clearly show the post supporting the carport and provide a perimeter yard setback dimension from the post to the applicable property line.

4. Per UDC Article 6.4.5.C.1.a For single-family and duplex development, the minimum required front street perimeter yard is 20 feet measured from the street property line but per UDC Article 6.4.5.D.3.a Shade structures or carports may project up to ten feet into required perimeter yards. That said the proposed carport does not meet the minimum 10’-0” required perimeter yard setback to the west street property line, proposed setback is 5’-6”.
A Design Development Option (DDO) must be submitted and approved to reduce the required setback. DDO application and requirements can be found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Planning-Zoning-Applications/Zoning-Administration. If you have questions about the DDO application or process please contact Georgia Pennington at Georgia.Pennington@tucsonaz.gov”.
