COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9.

1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example, to include but not limited to:
a. The plot plan shall be drawn at an engineering scale, i.e. 1” = 10’, 1” = 20’.
b. Provide the property dimensions on the site plan.
c. Provide the owner’s name on the plot plan.
d. Provide a lot coverage calculation on the plans that meets the requirements of UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements.
e. Show all utility lines on the plot plan.
f. Provide a dimension from the centerline of Louis Ln.. to the face of curb, where pavement meets the concrete curb, and from face of curb to the property line.
g. Indicate the zoning of the parcel and all adjacent parcels on the plot plan.
h. Provide the legal description “FRONTIER VILLAGE AMENDED LOT 11 BLK 7” on the plot plan.
i. Provide perimeter yard setbacks from the proposed addition to all applicable lot lines.

2. Per the Frontier Village final plat, found at: https://maps-and-records.tucsonaz.gov/subdivisions/details/1095, there is a 25’ Building street setback line and a 5’ utility easement that runs along the northeast property line. Show these on the plot plan.

3. The zoning, “R-1A” listed under “BUILDING STATISTICS” is not correct and should be R-1.

4. The reference to “PIMA COUNTY” listed under “BUILDING STATISTICS”, “MUNICIPALITY” is not correct and should reference City of Tucson.
