Residential Engineering Comments:
1. Identify any work completed or proposed outside of the scope of associated demo permit (TC-DMO-0324-00045) and addition/alteration permit (TC-RES-0125-00259.)
2. The structure exists in a FEMA Zone AE Floodplain and will require a floodplain use (FPU) permit for new or unpermitted work.
3. Please apply for an FPU permit on TDC-Online.tucsonaz.gov through this permit TC-RES-1025-05182. Locate “Sub-Records” and apply for a “Floodplain Use Permit.”
- For the FPU permit submit a cost estimate that will itemize the total cost. Include separating labor, materials/equipment, and warranties/fees associated with the project. Ensure to have company/contractor letterhead on the document for proper documentation. This cost estimate will be used for substantial improvement calculations.

This site is located within the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Please correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. Several items are missing from the site plan that are required for a Zoning review. a. Project description – The submitted site plan appears to be drafted last year and is labeled as a demolition plan. According to our records, this demo was approved under Permit # TC-DMO-0324-00045. Please provide a new site plan to describe proposed work and remove references to the demolition if this is not included in the project. If the demo has been completed, please do not add to the site plan.
b. Label and dimension the structure located in the southeast portion of the lot.
c. Provide the distance from the lot lines to the structure at the SE portion of the lot.
d. Legal description – Villa Serena Lot 66

f. Lot size (Approx. .10 acre or 8,462 sq ft)
g. Lot zoning and zoning of abutting properties as shown in the Plot Plan example (R-1)
h. Lot coverage – sq. ft. of all enclosed areas and areas used for vehicular parking, standing and movement, whether improved or not. The maximum lot coverage allowed for the R-1 zone is 70%.
