Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. The plans require sufficient detail for demonstrating minimum building code compliance for passing all progress inspections.

Note the 2018 IRC reference on the plans. The 2024 IRC will be in effect Jan 1, 2026.

Provide a response letter addressing each comment with location of change on the plans. Submit separate letter and plan set files.

SITE PLAN:

1. Show the location of utility lines, R106.1.1. Identify the utility lines requiring upgrade or replacement.

PLANS:

1. Show the adopted code reference rather than 2015 IRC. Update the Framing Plan sheet S-05 and Electrical Plan sheet S-06.
2. Provide a Roof Framing Plan with the (6x8) beams sized for supporting live and dead structural loads (Table R602.7(3)) or provide an engineer’s calculation, design, and seal for a performance design when minimum sizes are not code compliant with the IRC, R301.1.
3. Remove the pre-fab trusses note from detail #2 and #3 or update the framing plan for showing trusses, R106.1.1.

SECTIONS - DETAILS:

1. Attic space outside of the thermal barrier requires a ventilation calculation for showing the attic vent opening size using 1 to 150 of attic area in compliance with R806.2. Identify the ventilation requirements and insulation types for complying with the condensation control issues.

ELECTRICAL PLANS:

1. Show a smoke alarm outside of the bedroom doorway, R314.3.

OUTDOOR LIGHTING CODE

1. Show full cutoff fixtures were located within 25 feet from the property line OLC 401.3.3.

COMMENTS: Provide a detailed response letter with your submittal that clearly shows how you have addressed all Zoning comments.

This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10.

1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example, to include but not limited to:
a. The plot plan shall be drawn at an engineering scale, i.e. 1” = 10’, 1” = 20’.
b. The lot coverage calculation is not correct. Per UDC Article 6.4.3.B.3.b Vehicular use areas, measured within the outside edges of any area allocated to vehicle use, whether improved or unimproved are included in the lot coverage.
c. The property dimensions are not correct. Review the Pima County Assessor’s Record map found at: https://gis.pima.gov/maps/detail.cfm?&parcel=129131060, and provide the correct dimensions.
d. Show all utility lines on the plot plan.
e. Provide a dimension from the centerline of 32nd St. to the face of curb, where pavement meets the concrete curb, and from face of curb to the south property line.
f. Indicate the zoning of the parcel and all adjacent parcels on the plot plan.
g. Ensure all structures that are on site are shown on the plot plan.
