This site is located within the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. The height of the shed walls are incorrect. Per UDC 6.4.4.A, wall height is measured from design grade to the top of the wall to determine side and rear perimeter setbacks. Please revise the building elevations on Sheet A1.0 and the Elevation block on Sheet C1.0 .

2. The west side perimeter setback shown on Sheet C1.0 is 5’. Per UDC Table 6.3-2.A, the perimeter side setback requirement for the R-1 zone as of the current UDC is 6’ or 2/3 the height of the exterior wall, whichever is greater. However, an option for allowing the 5’ setback is available as the Mayor and City Council recently approved code amendments that would allow for the 5’ setback. This would not go into effect until Jan. 16th, 2026. If you do not want to wait that long than options ‘a.’ and ‘b.’, below are could be more time efficient. Option ‘c’, below, takes a minimum of 6 weeks to get approval from the time the application is taken in as it involves public noticing.

a. Either move the structure out of the 6’ perimeter setback,
b. Obtain a Neighbor Waiver from the owner located at 605 S Santa Ana Place, or
c. Apply for a Design Development Option (DDO) if a Neighbor Waiver cannot be obtained.

The Neighbor Waiver must be directly applied to the site plan and read something similar to the following: My name is _______ and I am the owner at 605 S. Santa Ana Place. I have reviewed the site plan for the shed and have no objection to the shed being located 5’ from the rear property line. Signed: __________ Dated:_________.
