This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. The plans require sufficient detail for demonstrating minimum building code compliance for passing all progress inspections. Please plan for the 2024 IRC which will be in effect Jan 1, 2026. The plans may require additional changes for showing 2018 IRC compliance of construction performed without a permit. Provide plans showing all changes after the last completed permit and proposed alterations. Provide a response letter addressing each comment with location of change on the plans. Submit separate letter and plan set files. SITE PLAN: 1. Show the location and size of buildings and water, electric and sewer lines to the altered building, R106.1.1. Identify the utility lines requiring upgrade or replacement. 2. Show the dimensions of the altered space, R106.1.1. PLANS: 1. Clarify the function of the living space, R106.1.1. The plan shows hobby room but the first floor plan note indicates a bedroom. SECTIONS - DETAILS: 1. Clarify the existing wall composition which is parallel with the property line. The plan shows a 6” dimension but the general notes indicate 8” CMU with 4” interior fur-out. This wall requires one-hour fire-resistive construction in compliance with IBC Table 721.1(2). PLUMBING PLANS: 1. Show an individual accessible water supply shut off and water heater for the proposed detached living space, P2903.9.1. 2. Show the water heater rating, P2801.1. MECHANICAL PLANS: 1. Show the HVAC system size accordance with M1401.3, M1601.1. ELECTRICAL PLANS: 1. Clarify the panel capacity, NEC 225.30 and E3403. The riser diagram shows 50 AMP but the panel schedule shows 100 AMP. Also, show the feeder size for the sub panel. 2. Interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights, and smoke detectors require combination type arc-fault circuit interrupters, E3902.16. Add notation to plans. OUTDOOR LIGHTING CODE 1. Show full cutoff fixtures were located within 25 feet from the property line OLC 401.3.3. This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 1. The proposed space shown on the site plan does not match the shape as shown on the last approved permit, T17CM03733, aerial photos or the floor plan shown on this plan. 2. Based on aerial photos there is a shed type structure approximately centered along the rear property line, show this structure on the plan. 3. Based on permit, T17CM03733, there are 5 bedrooms in the existing house and the proposed hobby room would constitute a 6th bedroom. Clarify if this is still an assisted living facility or just a single family residence (SFR). If this is a SFR clearly demonstrate that the requirements of UDC Article 4.9.7.B.7 are met. 4. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example, to include but not limited to: a. The required plot plan shall be drawn at an engineering scale, i.e. 1” = 10’, 1” = 20’. b. Provide a lot coverage calculation on the plan the meets the requirements of UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example, c. Show all utility lines on the plan. d. Based on the Alvernon Addition final plat found at: https://gis.pima.gov/maps/subdiv/select.cfm?null=&bkpg=07081, there is a 5’ utility easement that runs along the north property line, show this easement on the plan.
