COMMENTS: Provide a detailed response letter with your next submittal that clearly shows how you have addressed all Zoning comments.

This site is located in the R-3 zone (UDC 4.7.12). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6.

1. Zoning was not able to find approved permit/compliance documents for the shed shown on the plan. Either provide copies of the approved documents or modify this permit to include the shed.

2. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example.

3. Per UDC Article 6.6.3.C Detached accessory buildings, the shed, including accessory dwelling units, are not permitted in the buildable area extending the full width of the lot between the principal building and the front street lot line. The shed as shown will required a Board of Adjustment for Variance must be submitted and approved. Board of Adjustment application/requirements can be found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Planning-Zoning-Applications/Zoning-Administration. 4. It does not appear that the shed meets perimeter yard setbacks to the east property line. The minimum setback to interior property lines are the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). Provide a perimeter yard setback dimension from the shed to the east property line.

5. Perimeter yard setbacks are based on a wall height measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. Provide the wall height for the east wall of the shed so that perimeter yard setback requirements can be determined.

6. If the shed does not meet the minimum perimeter yard setback to the east property linem, at a minimum a neighbors setback waive will be required. Per UDC Article 6.6.2.D An accessory structure that exceeds the allowable height of a wall within a perimeter yard and is detached from a principal structure shall comply with the perimeter yard width standards of the principal structure, except that the accessory structure may be built to a parcel line with the consent of the adjoining or, when separated by an alley, adjacent property owner(s). To secure this neighbor’s setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s):
