A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. Comment 1 from the 10/29/2025 Residential Zoning review was not fully addressed. The site plan submitted is insufficient for a Zoning review. Please visit the following link for the plot/site plan requirements. https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example A few, and not all, requirements include: 2. a. North arrow b. Scale c. Legal description: Country Club Manor E40’ of Lot 9 Blk 10 d. Lot size: 40’ X 123.75’= (approximately) 4950 sq. ft. e. Lot address f. Both owner names g. Distance between structures h. Distance from structures to the lot lines i. Shed heights j. Total lot coverage: the square footage of all enclosed structures (no porches) plus vehicle use areas divided by the total square footage of the lot. The result should be a percentage. 3. Comment 2 from the 10/29/2025 Residential Zoning review was not addressed in a Response Letter. The comment read: “Per UDC Article 6.6.3.C detached accessory buildings, sheds, including accessory dwelling units, are not permitted in the buildable area extending the fill width of the lot between the principal building and the front street lot line. The proposed shed is located within the front yard and will require a Board of Adjustment for Variance.” Detached carports that have building permits are exempt from this requirement providing they do not encroach more than 10’ into the 20’ front setback. Upon further review, both sheds can be added to the same Variance application. The neighbor waiver provided only relates to the west side setback. The positioning of the shed was not clear because no measurement has been provided from the shed to the lot line; s before the 10’ x 12’ shed location can be approved, the Variance must first be approved. Site Zoning cannot approve this permit (TC-RES-1025-05059) until both sheds have either been removed or approved. Once the Variance is approved and the appeal period completed, a copy of the decision letter must be included in the resubmittal packet along with Response Letter explaining how the comments have been addressed. To apply for a Board of Adjustment Variance, please submit an application using www.tucsonaz.gov/Departments/Planning-Development-Services/Planning-Zoning-Applications/Zoning-Administration#section-2 , requesting that the sheds be located within the front setback.
