Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. The plans require sufficient detail for demonstrating minimum building code compliance for passing all progress inspections.

Note the 2018 IRC reference on the plans. The 2024 IRC will be in effect Jan 1, 2026.

Update the code references on sheet A001 showing the 2018 IRC.

Provide a response letter addressing each comment with location of change on the plans. Submit separate letter and plan set files.

SITE PLAN:

1. Show the location and size of utility water, electric and lines, R106.1.1. Identify the utility lines requiring upgrade or replacement.

PLANS:

1. The application description indicates “THE KITCHEN WILL BE REMODELED AND EXTENDED”. Show this alteration on the construction plans.
2. Show the functional name of each existing adjacent room with openings to the proposed room, R106.1.1. Existing bedrooms with removed windows require code compliance for egress, R310. Include any alteration of the door openings between existing and the proposed room.

SECTIONS - DETAILS:

1. Show exterior wood siding, sheathing and wall framing with a 6” clearance above the ground (R317.1 item 5). The weep screed may extend with a minimum clearance 4” above grade or 2” above paved areas, R703.7.2.1. Update detail #1 and sections #1 & 2 on sheet A300.
2. Identify if the door opening between the existing and proposed room has an existing or altered header, R602.7.
3. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38 or R-30 when extended over the wall top plate for additions under 500 SF. Clarify the ceiling/roof insulation detail showing the air-impermeable rigid insulation material adhered to either side of the roof sheathing and the batt insulation in contact with the roof material. Update sections #1 & 2 on sheet A300

PLUMBING PLANS:

1. Show a proposed plumbing plan in compliance with chapters 26 through 32.

MECHANICAL PLANS:

1. Show the Mini split unit size in accordance with M1401.3, M1601.1.
2. Show bathroom (without a window) exhaust fan locations with minimum 50 CFM rating and duct to the exterior, R303.3 and M1505.

ELECTRICAL PLANS:

1. Interior alterations require the installation of smoke alarms in existing bedrooms, R314.2.2. Provide notation if the smoke alarms exist or are proposed.
2. Show the bathroom receptacle with a separate 20 AMP dedicated circuit, E3703.4 and E3901.6.

This site is located within the R-2 Zone (UDC 4.7.9). A single-family and duplex residence are permitted uses within this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10.

1. Sheet A001, under Project Information, indicates that the new area will total 1,912 sf. Sheet A100 indicates that the existing house is 2,822 sf and the addition 112 sf. Does this latter calculation include the carport, which should be considered part of the area which would be included in the vehicular use area per UDC 6.4.3.B.1.b.? Please clarify.
2. Please show the zoning of abutting properties on Sheet A100.
3. Please dimension the lot. The dimensions are provided on the Olive Grove subdivision plat accessible at this link: https://maps-and-records.tucsonaz.gov/subdivisions/details/285

4. 2023 MapTucson imagery shows a shed located in the SW corner of the lot. This shed appears to be located within the south side perimeter 6’ setback and possibly within 1’ of the property line. Although this shed has been in this location before 2008, new construction triggers bringing non-conforming uses into conformance. To bring the shed into conformance, please add it to the site plan, provide its dimensions and distance from the west and south lot lines. Then, provide evidence of permission from the neighbor to the south with your resubmission. Below includes an example of verbiage that can be used:

My Name is __________________ and I am the property owner of the property located at 7209 E. Marigold Cir. I have reviewed the site plan and have no objection to the structure being located or constructed within 6 ‘ of the property line as shown on the site plan.

5.
