This site is located in the HR-2 zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6 - .9 & 10.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. Historic review (HDC5.8.8.) is required and must be approved prior to approval of this building plan. Historic application requirements can be found at https://www.tucsonaz.gov/Departments/Planning-Development-Services/Historic-Preservation


2. Please provide a site plan for zoning review. Site Zoning will not be able to process your request without a site plan crafted specifically to your lot and project. The following link provides the best information on how to create a site plan and includes the elements we need to complete our review: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example . A few examples of what is required for the site plan are:
a. Perimeter yard setbacks: 20’ in the front, and 6’ at the sides and rear or 2/3 the height of an external wall, whichever is greater, measured from design grade per . Distances between each structure and their distances from the perimeter yard setbacks.
b. East, west, north, and south elevations for the residence per Unified Development Code (UDC) 6.4.4.A.1 since this is being reviewed for Historic Preservation.
c. Lot and adjoining property zonings (HR-2)
d. Alleyway width.
e. Speedway Blvd is designated as an Arterial on the COT MS&R Map and the current right-of-way is not the full future right-of-way of 120’. For now, the width of Speedway Blvd from the centerline to the curb is 23’; then 12’ from the curb to the property line per paving plan i-65-038_003 :

10/21/2025 Historic REVIEW COMPLETED Staff has reviewed your Design Package for completeness and has determined it is complete for review by the boards [WUHZAB and PRS]. Historic minor review fees are invoiced and paid. Staff will schedule the review either on-site or virtual and keep the applicant and the boards updated. WUHZAB/PRS will make a recommendation at review. PDSD Director will make a final decision. An approval/Denial Decision Notice will be issued. That will complete the historic review process.
